A report conducted by the University of San Andrés detailed the prices recorded during November of the current year for renting an apartment in the Buenos Aires Metropolitan Area (AMBA). The 'Property and Rental Price Survey' by Mercado Libre – UDESA, conducted between the company and the faculty and to which the Argentine News Agency had access, detailed the prices for sales and rentals of apartments and houses.
Prices in dollars per m2 for houses, compared to the same period last year: Autonomous City of Buenos Aires (CABA): +1.4%. Greater Buenos Aires (GBA) North: +4.3%. GBA South: +1%. GBA West: +3.8%.
Prices in dollars per m2 for apartments, compared to the same period last year: CABA: +6%. GBA North: +6.2%. GBA South: +5.1%. GBA West: +5.5%.
Prices in dollars per m2 for houses, compared to the previous month: CABA: +0.7%. GBA North: -0.3%. GBA South: +0.6%. GBA West: +0.6%.
Prices in dollars per m2 for apartments, compared to the previous month: CABA: +0.2%. GBA North: no monthly variation was recorded. GBA South: +0.7%. GBA West: +0.4%.
In Greater Buenos Aires, and excluding the neighborhoods of the Autonomous City, Pilares is one of the municipalities with a high annual variation in the sale price in dollars per m² of houses, with an increase of 18.5%. In the case of apartments, Escobar has the highest annual variation: an increase of 17.4%. While in CABA, the highest annual variation in the sale price in dollars per m² of apartments was recorded in Boedo, with an increase of 10.6%.
The demand for apartments for sale in CABA, measured through contacts, decreased by 12.7% between October 2024 and October 2025, reflecting a deceleration in the market's dynamism.
"This behavior may be associated with the suspension of mortgage loans and recent uncertainty, which would be postponing real estate investment decisions," the report stated.
Rentals
In the AMBA, during the second-to-last month of the year, monthly variations in the rental price in current pesos for houses and apartments of 2.3% and 0.4%, respectively, were recorded. Annually, changes in the rental price in current pesos for houses and apartments of 50% and 32.4%, respectively, were observed.
Rental prices per m2 of houses in current pesos, compared to the previous month: GBA North: +0.6%. GBA South: +5.5%. GBA West: +1.1%.
Rental prices per m2 of apartments in current pesos, compared to the previous month: CABA: +1.1%. GBA North: +1.3%. GBA South: +2.5%. GBA West: +0.6%.
Rental prices per m2 of houses in current pesos, compared to the same period last year: GBA North: +47.4%. GBA South: +67.4%. GBA West: +44%.
Rental prices per m2 of apartments in current pesos, compared to the same period last year: CABA: +34.9%. GBA North: +40%. GBA South: +38.9%. GBA West: +41.5%.
Regarding the highest monthly increase in the rental price for houses and apartments in municipalities of the AMBA, it occurred in Esteban Echeverría, with variations of 10.4% for houses and 4.3% for apartments. These data exclude the City of Buenos Aires. Particularly in CABA, Retiro was the neighborhood with the highest monthly increase in the rental price in current pesos per m² of apartments: 7.7% compared to October.
Among the data to highlight, the increase in the supply of apartments for rent during November stands out: it rose by 225.8% compared to the same month of 2023.
Hot and cold zones: which ones stood out in November
House market: there was great interest in the North zone of GBA, which has been on the rise since May 2025. CABA and GBA South fell; with respect to GBA West, it remained neutral during the eleventh month of the year.
Apartment market: it is on the rise in the four major groups: CABA, GBA North, GBA South, and GBA West since August 2023, April 2025, May 2024, and January 2025, respectively.
The market sales confidence index was also released.
Sales
An annual variation of 1.6% was registered in the median sale price in dollars per m2 of houses, considering the stock of active property publications located in the AMBA. As for apartments, a variation of 5.3% was registered compared to November 2024.
